- A+ being coastal La Jolla, Coronado, etc and so on.
- D being narrow street, little street parking within rough area that just appears undesirable to live in. Rough can mean gang activity, signs of graffiti, adjacent to a freeway, etc.

- sleeping well at night factor
- Better appreciation generally
- More stable in a recession

- Better cashflow (main reason to purchase apartments)
- Less needy tenants
- Less emotion involved
- More of a business
